Today, we are excited to share with you some tips we recently got from Leslie Lang, a Realtor at Keller Williams of over 10 years. She posted a video to Realtor.com about how to make your home stand out to buyers, so we wanted to share with you her tips so you can make your home stand out as well.

 

When you’re selling your home, you want buyers to feel warm and welcome. You can do this by effectively stimulating their senses, in the following ways:

 

1. Finding the right temperature

Whether it’s summer or winter, make sure buyers are comfortable. We have found that a temperature between 68-72 is the most comfortable.

 

2. Remove screens from the window

This helps the home seem bigger and brings more natural light in.

 

3. Neutralize all odors

After you neutralize them, add back in delightful scents like vanilla, cinnamon, or fresh flowers.

 

4. Play music in the background

This is a subliminal way of putting buyers at ease. We’ve found that smooth jazz works best.

If you happen to be planning on buying a home this year, there is a whole lot to celebrate. Here are five good reasons why 2016 is a great time to buy a home.

 

1. Rent will continue to rise.

Rental rates are skyrocketing. In the last 12 months, 88% of property managers have raised rental prices, and they show no signs of slowing down.

 

2. Interest rates are historically low.

Even though they may creep up at any moment, they are extremely low right now. A 30-year fixed loan is still hovering around 4%.

 

3. Home prices are stabilizing.

This is the first time in years this has happened. When home prices stablilize, it restores an even playing field for both buyers and sellers, which is good for everyone.

 

4. Down payment protection will be available.

If you decide to put less than 20% down on a home, you will be required to pay private mortgage insurance. Right now, you can take out a loan from the Federal Housing Administration, a government mortgage insurer that backs loans with down payments as low as 3%. FHA predicts that a 37% annual premium cut will bring a ton of first-time buyers into the market.

 

5. Major tax benefits.

Tax laws favor homeowners. You aren’t just buying a place to live when you purchase a home, you are getting a tax break as well. If your home loan is under $1 million, you can deduct all the interest that you are paying on your loan.

The Feds recently revealed their decision to raise interest rates in 2016. This is probably not news to you, but today I want to talk about how this will affect our local real estate market.

With interest rates increasing, motivated buyers will be forced to take action if they want a more affordable deal on a home. Buyers will be coming out in droves, and sellers in our area will be having a heyday. If you want to sell your home for full price, then 2016 is the year to do so! You can get the maximum price for your home.

When you want to sell your home for top dollar, and are looking for ways to greatly increase its value, look to your basement.

 

Many people have a basement that they aren't using to its full potential. If you want to sell your home right now, when the market is healthy, you should consider installing a bathroom and/or bedroom in your basement.

 

 

These are useful additions that greatly add to the value of your home. People are more inclined to buy homes with finished basements that include an extra bedroom and bathroom. If you want to do the remodel yourself, all you’ll have to pay for is the materials and fixtures. If you’re not quite that handy, we recommend hiring a professional to do the job. It will cost more, but the work will be professional and will still add value to your home.

 

As for where to go to find a trusted handyman or plumber, we think that word of mouth recommendations are best. Ask around to friends, neighbors, and family to get some good candidates. A legitimate, professional serviceman should be able to demonstrate through their past clients that they do good work. The last thing you want here is sloppy work, which may actually decrease the value of your home.

Naturally, we store things we don't want or need in the house in garages. Any oil stains, unorganized tools, and piles of boxes make your garage an unsightly mess in the eyes of buyers.

 

What can you do? Declutter. Start by tossing unnecessary things. Be ruthless. Donate items in good shape.

 

After decluttering, thoroughly clean the garage. If you have large oil or gas stains, you can get a special cleanser found at paint or automotive stores to renew your floor.

 

Next, reconsider your garage organization system. Most people tend to stick with storage bins and wall hooks. However, there are also wall panels and other options available. Figure out which option is the best for you.

We were doing a bit of market research lately and found some information you might find helpful.

The expert analysts over at Keeping Current Matters have filed their report for the Fall of 2015, and as you probably already know things are looking up in real estate.

According to numbers gathered by the Federal Housing Finance Agency (FHFA), home prices have risen in every region since this time last year.

The FHFA report shows that every state is appreciating at a different rate. While some states are experiencing more rapid appreciation than others, there is a very good chance your home has gone up in value regardless of where you live.

This broad home appreciation is indicative of a recovering market. As home prices recover, and even rise above their pre-recession levels, the market will begin to normalize.
 
According to the Home Price Expectation Survey, by the end of this year, values will have appreciated by 4.1%. Next year, prices are expected to rise 3.7% before flattening to just over 3% from 2017 to 2019.

This expected slowdown in home appreciation is the result of a normal, healthy market.

As a homeowner, now is a great time to cash in on the equity you’ve built in recent years. With interest rates as low as they are, there is no better time to sell your current home for top dollar and lock in an incredibly low rate on your new one.

Getting Organized For Your Move

 

Moving can be one of the most daunting tasks you will take on when selling your home. Organizing your home so that you can simplify your move may not seem practical at the time. However, the main reason to organize your home is so that you will increase your chances of selling your home faster and possibly for more money.

 

While you are going through the process of organizing, you should also be eliminating things from your home to clear out clutter.  Eliminating clutter is one of the first things that agents will advise you to do so that you home showing will go much easier. I have come up with 5 tips to help make your move more organized.

 

1.    Sort

Start by sorting your things into piles such as: keep, giveaway, maybe and trash. The “maybe” pile is for things that you can box up and check back in 6 months. If you haven’t used it in 6 months, then it’s time to get rid of it.

2.    Store and Label

Store your things in clear plastic bins that way you can see what is in the bin. Even though you can see what’s in the bin you still need to label. Labeling allows whoever is helping you move to be able to take the bin to the correct room.  There is no such thing as too many labels.

3.    Clean Up

Arrange for the home to be thoroughly cleaned after all your furniture has been moved. A clean home and a fresh scent can go a long way with future homebuyers.

4.    Unload

Unload the boxes and put them in the center of the correct room according to their label. This way as you unpack boxes you can organize the room as you want it.

5.    Pack a Survival Kit

Pack a kit of the following items to use while you are transitioning into your new home for the first night: Toilet paper, shower curtain, snacks, bottled water, cleaning products, air mattress/blankets, flashlights and a first aid kit.

How to Dress Your House for Sale Success

 

You know the old saying: You never get a second chance to make a first impression.  The same is true when selling your house. Not all sellers stage their homes, especially in the lower price ranges, so you’ll be at an advantage if you do.

 

Why Home Staging Is Important

Home staging is beneficial because potential buyers don’t want to see the work that needs to be done upon moving into to their new home.  Potential buyers are not just looking for a house, they are looking for a home to fulfill their dreams and improve their lifestyle.

 

Start Outside

Your homes exterior will be the first impression buyers get on your home. Clean up the yard. Make sure you have mowed and trimmed the bushes. If you can, power wash the outside of the home and clean the windows. Creating some sort of outdoor living space in the backyard with deck or patio furniture is another way to showcase the advantages of your home.

 

Conquer Clutter

It sounds like a daunting task but if you take it one room at a time it is manageable and well worth the work.  You want to show all the potential of your home.  Get rid of the things that haven’t been used in the last three months.  If you simply can’t get rid of something put it in storage until you move. Don’t forget that too much furniture can be a distraction as well. Remind yourself that every square foot you free up is prime real estate.

 

Let The Sun Shine In

Natural light is a plus and can make a closed-in space seem larger.  Get rid of heavy drapery and replace it with a sheer curtain.  The sheer curtain provides a little bit of privacy but will still allow for the natural light to come in. 

 

Fresh Coat Of Paint

It’s unlikely that a potential buyer will have the same wallpaper or paint taste that you have. Your best bet is to repaint the walls a neutral color.  These days, neutral goes beyond beige to include a range of colors from warm tans to soft blue-greens. You can add a touch of style with throw pillows or a framed painting on the wall.

 

Last Touches

To make sure that your staging efforts don’t go unnoticed add a few last minute touches with fresh flowers or a pleasant scent. The bottom line is that you want to emphasize your homes best features. Overall, to get the most bang for your buck you want to appeal to a wide range of buyers.
